How to book

Your booking will be completed in 3 easy steps. You won't need to open any kind of account. To make a booking, please follow the steps below:
Step 1
​Fill in the Booking Form, click on 'Submit', and a 'thank you' message will appear.
Step 2
We will confirm that we got your booking and send you a payment link. Click on the link, fill in your details and make your payment.
Step 3
When the funds are in our Stripe account, we will confirm your booking as final. This is usually the same day. We will be in touch nearer your stay to check everything is OK.
Booking Terms for Linden Lodge
General
​
These terms are between guests to Linden Lodge located in the grounds of Linden Manor at 20 Rue Victor Hugo, 16450 Saint-Claud, Charente, France, and owners of the property Mark and Ingrid Burling. Linden Lodge provides 43m2 of self-catering accommodation in a maisonette style over two floors. Guests can use the front and back gardens and the patio of the lodge. There is free secure off-road parking in the front courtyard or you can park behind the barn at your own risk. Please stay away from the well in the front garden, and the cistern and gas tank in the back garden near the barn.
Pizza and wine are provided as a welcome basket. Our local bakery, 'Festival', opens at 7am daily except Wednesday, and is a 2 minute walk. There is a bread-dispensing machine outside with fresh bread made by Festival, which you can access outside any time. The local Co-op sells baguettes too.

Main terms
Booking seasons and start times
1-From 14 June to 14 Sept (peak season) the lodge is €120 per night. The minimum stay of 3 nights is €360. From 15 Sept to 13 June (off peak season) the lodge is €80 per night and the minimum stay is 1 night. Special offers are listed on the Facilities page from time to time. To enquire about a particular one, email us with a screenshot of it.
2-Discounts:

3-Tourist tax: French tourist tax fo 2025 is 4% of the accommodation fee per person (over 18 years of age) per night plus 10% of that fee added for departmental tax, and is payable in cash when you check out. It is not charged on extra services.

Bookings and payments
1-To make a booking, you must send us: (i) the completed booking form, and pay (ii) the full fee for your accommodation. The damages and breakages deposit (DBD). must be paid in cash on arrival, if your stay is for 6 nights or less. The DBD for 7 nights or more must be paid using the payment link we send you. The DBD is €200 for 1 night, and €300 for a 2-6 night stay. The DBD is €500 for 7 nights or more. This applies also to guests booking through booking.com.
2-When a guest makes a booking we receive an email notification of this, and will send you a payment link for the cost of the accommodation. You must use the payment link to pay for your booking. When you book for two guests, you are both bound equally by these terms, and bookings are not transferable. Bookings for one guest do not attract discounts.
3-If you are staying for 6 nights or less, and if you leave the lodge clean, tidy and with all its contents complete and undamaged, your full deposit will be refunded in cash at the end of your checkout. If you are staying for 7 nights or more, it will be refunded to the bank account details you give us, minus transaction fees and bank charges, 3 calendar days after you leave. Please note that it may take several days to arrive in your account. We are unable to repeat the payment, so if it is delayed, we suggest speaking to your bank.
Check-ins and check-outs
1-Check-ins are 5pm-6pm French time, and check-outs are 10-11am French time.
2-When checking in, we will scan your passport ID or TdS card and you must sign the check-in form. Extra services, such as mid-stay cleans, linen changes or dinners, must be booked and paid for in cash then. They will be recorded on your check-in form. We will then give you the keys and take you to the lodge to settle in.
3-If you do not arrive to take advantage of your stay, this will count as a 'No-Show' and will be subject to our normal cancellation terms. If you anticipate not arriving on your start date (i.e the next day), you must confirm this by email to ingrideburling@gmail.com on or before the start date of your stay so that this will NOT count as a 'no-show'. Texts will not be accepted. A confirmation will be sent by return. Late arrivals and early departures do not attract discounts or refunds.
4-When checking out, you must return to us (i) the front door keys to the lodge, (ii) the remote for the Vellux blinds in the lodge, (iii)) any other items you may have loaned from us during your stay. You must also pay the tourist tax in cash.
5-We like to be generous, but please appreciate that if you leave after midday, so that our next guests cannot check in on time, we may at our discretion deduct a further night from your deposit.
6-Belongings left behind by your party will be returned at your expense or disposed of by mutual agreement. We can only store items at your risk to the end of the season, in which your holiday falls. If your possessions are still with us at the end of the season without your having arranged for them to be picked up or sent to you, then you agree that we can dispose of them at our convenience without owing you refunds, compensation or reimbursement.
Changing your booking dates, and cancellations
1-You can change your stay dates, provided the new dates are available and your original booking was made through our website. To do this, check with us first that your desired dates are available.
If they are, then cancel your original booking and make a new booking for your new dates. If you booked your stay with us through Booking.com, you can only change the dates if the new dates are available, provided we agree to this and provided this does not breach Booking.com's own terms. Please consult them first before making such a change.
2-If you cancel your holiday 30 calendar days or more before your stay starts, you will get a 100% refund. If you cancel between 14 to 30 calendar days before your stay starts, you will get a 50% refund. With less than 14 calendar days notice, there will be no refund.
Linen changes
1-Bedlinen, bath towels and tea towels are included in your fee, but please bring your own beach and swimming towels. You can opt to use your own linen, if you prefer, but this will not attract a discount.
2-Bedlinen is changed at the end of your stay, if it is up to 7 nights. For stays of 8+ nights, you can have midstay changes, which must be booked after your arrival and paid for in cash when booked. A change consists of a fitted sheet, duvet cover, pillow cases; towels and tea towels, and costs €32.
3-There is an honesty box for the use of the washing machine and dryer in the laundry room. We suggest a payment of €3 euros for a wash and €2 for the dryer. Please use your own detergent and conditioners.
Cleaning
1-We do not charge for end-of-stay cleaning, but we do ask our guests to leave the lodge clean and tidy, and with the contents present and undamaged. If it is not, we will deduct monies from your deposit at a rate of €25ph for cleaning, and the full cost of replacing damaged/missing items. To aid you in cleaning the lodge, we have placed a list of recommended actions inside the upper kitchen cupboard, next to the fridge/freezer.
2-You can book a midstay clean for each full week that you stay here and these should be booked and paid for in cash on arrival. A midstay clean is €50. During cleaning the lodge must be vacated.
3-After your departure we do an inventory check and additional cleaning: window sills, door handles, light switches, lamps; appliances; kitchen unit fronts; the bathroom; wet wiping the floor, washing and ironing the bedlinen and tea towels, and replacing cleaning materials and toiletries.

Dinners
1-You can book up to 2 dinners in any calendar week, except on check-in days, and depending on Ingrid's energy and time. Dinners cost €35 per person for 2 courses, €43 per person for 3 courses, and €50 per person for 4 courses. They must be booked and paid for in cash on or after arrival. They can be postponed or cancelled up to 9am the day before for a refund..2-French hospitality law requires that such booked dinners be eaten en famille, which means they must be eaten with us,and everyone eats the same dishes.
3-French law says that guests and owners must each provide their own alcohol, until we obtain an alcohol license. We will be applying for this in due course and appreciate your patience. Ingrid obtained a Food & Safety certificate meeting HACCP standards in 2023.
4-We regret that we cannot accommodate people with life-threatening allergies.
Illness during your holiday
1-We recommend you to take out holiday insurance and/or bring a European Health Insurance Card (EHIC) to use in the event of illness or injury. There is a doctor 20m away from our gates, and an excellent local hospital (open 247) is in Confolens (15mins by car). We regret that you will not be able to isolate with Covid here.

Complaints, breach of contract
1-We will do our best to make your stay the happiest time for you, but if something is not to your liking or fails to meet your expectations, or malfunctions while you are here, you agree to bring this to our attention during your stay, so that we can address the matter and ensure your holiday continues to be enjoyable.
2-Abuse or violence by guests towards us and/or our property is a breach of contract. In this event appropriate emergency services may be called and your stay terminated without notice or refunds. So far all our guests have been lovely, though!
3-If we cannot honour your booking, we will cancel it in writing (email, not text) and your fee will be refunded.
Disabled access
The lodge is unsuitable for heavily pregnant ladies, the disabled or small children. Pets and smoking are not permitted inside. You may smoke outside, provided you use the ashtrays and sand containers to dispose of your cigarette butts.

Data Protection and Privacy
1-Client data is handled in accordance with French law. To view all our policies, including those of our ISP (Wix.com) and our payment gateway (Stripe), please click here. If you do not understand any aspect of their terms, please consult them.
2-You have the right to decide when, where and how images of you and/or your property are used and we have the same rights. We will ask for your prior permission by email before posting any images of you and/or your property anywhere. By the same token, you agree to ask for our prior permission before using any images of us and/or our property.
3-For marketing purposes, you give us permission to quote the testimonials that you have written in our guestbook, subject to a normal/basic proof-reading and spell-check etc.

Signatures and legal action
1-When one of the proprietors (Mark Burling and Ingrid Burling) signs any document or contract relating to stays in Lindon Lodge, it shall count as the signature for the other proprietor also.
2-All legal action must be brought before the French courts.

Health & Safety Briefing for Lindon Lodge
Please note that the boiler and heating equipment used for Linden Lodge are regularly inspected, as required by law, and we have taken measures to ensure your safety while you are at Linden Lodge. Nevertheless you too have accountability not to take ridiculous risks or behave in a careless manner so as to put yourself, us and any property (yours and ours) at risk while you are here. This briefing is designed to bring your attention to this and emphasise the importance of applying your good common sense while staying here.

Evacuation in the event of a fire in the lodge
The lodge does not need a carbon monoxide alarm because the boiler is not located there, but it is equipped with a smoke alarm and fire extinguisher. In the event that the smoke detector sounds, leave the lodge immediately, and stand either on the patio or further away in the front courtyard, and call us. We will call the emergency services. DO NOT re-enter the lodge until the emergency services have said it is safe to do so.

Ways of avoiding a slow fire
DO NOT use any candles (normal wax or battery operated plastic ones) in the lodge.
DO NOT cover the radiators with anything when they are turned on. Leave them free.
DO NOT use our furniture as an ironing board – use the actual ironing board provided.
DO NOT put a frying pan, plastic or wooden items in the oven because they will melt/start a fire.
DO NOT put anything metal in the microwave, and DO NOT put the electric kettle on the hob because it will melt – please use the mat provided.
DO NOT put any hot baking dishes or cups on the furniture because this creates burn marks and may start a fire - use the granite stone slab in the kitchen, and/or the cork mats and coasters provided.
Ways of avoiding explosive fires, electrocution and a short-circuit of the electrics
DO NOT clean electrical equipment with liquids because you may be electrocuted and die.
DO NOT insert a knife into any electrical appliance (sockets, plugs, toaster etc) because this can kill you.
DO NOT use a jug of water to put out a fire in a frying pan! The water will evaporate, form a large cloud of gas around your head and upper body, and this will immediately ignite, creating a massive explosion in your face (giving you horrendous burns), and it will start a huge fire. Instead, simply turn off the hob, move the pan onto the granite slab next to the hob, put a damp or wet cotton cloth over the entire pan, and leave it until it has gone completely cold (at least 30mins). DO NOT lift up the cloth to check on it because this will restart the fire. Call us and we will come to help.
We hope you will take this in the positive spirit that it is meant. As with everything in life the use of your good common sense applies, and it may save your life in the rare event of an emergency.
